There's a new federal law on the books called the Small Business Jobs and Credit Act. And its potential impact for small business owners is huge. First of all, it means that 500,000 new jobs are on the horizon, which is great news for the jobs-driven commercial real estate industry. It also means the floodgates on federally guaranteed loans to small business are being opened wide.

All of which bodes well for many small business real estate owners who now will have greater access to capital to invest in their commercial holdings. And our Capital firm, which has had years of experience with government loan programs, stands ready to assist commercial loan brokers and their clients weave their way through a bevy of new and exciting changes to the Small Business Administration's loan programs.

Included in the legislation are major enhancements to the SBA 504 and 7(a) loan programs that guarantee small business loans designed to finance the purchase, construction or renovation of commercial real estate and the purchase of long-term capital assets. The law expanded the number of small businesses eligible for SBA loans by increasing the business size standard to $15 million in net worth and $5 million in average net income. Maximum loan size was raised to $5.0 million ($5.5 million for manufacturers under the SBA 504 program), and refinancing of existing debt under the SBA 504 program was also approved.

It doesn't end there. Mini-storage facilities are now SBA loan eligible, as are owner occupied multi-use buildings. And there are special rates on qualifying buildings.
